How much does it cost to build a metal warehouse?

The honest answer is: it depends. But it depends on things you can list, measure and decide on. This guide shows what those are and how to reach a reliable number.

Why the price per square meter is misleading

Search "warehouse price per square meter" and you'll find tables that often vary widely from one another. It's not that someone is lying. It's that each number measures something different.

One value may be just the structure, without erection. Another includes roofing and cladding. Another already counts foundation and flooring. Comparing these numbers means comparing different projects.

Two warehouses with the same area can have very different costs, because what matters isn't just size. It's the span, the height, the loads, the terrain and what's included in the scope.

What drives the cost of a warehouse

Clear span

The greater the distance between columns, the larger and heavier the members become. A large span gives layout freedom, but it costs steel. The right choice comes from the use: how many columns the operation can accept in the middle.

Clear height

More height means longer columns, more side cladding area and more wind effect. The right height is the one the operation needs: equipment, storage and ventilation.

Loads

Overhead cranes, suspended equipment, piping and solar panels on the roof factor into the design and change the size of the members. What isn't planned for at the start gets expensive later.

Wind and region

Wind force changes depending on the region of the country, the surrounding terrain and the shape of the warehouse, per ABNT NBR 6123. In tall, open warehouses, wind is often the deciding factor.

Roofing and cladding

Plain roof panels, thermally insulated panels, side cladding in metal sheet or masonry: each choice changes the weight, the comfort and the price. Insulation costs more upfront and can pay off in use.

Terrain and foundation

Weak soil calls for a deeper foundation. Since a metal structure weighs less than concrete, it eases the load on the foundation, but the soil survey is what defines the foundation.

Corrosion protection

A project inland calls for different protection than one on the coast or inside an industrial plant. The paint system is defined by the environment and changes the cost of the structure.

Distance and access

The pieces travel from the plant to the site by truck and are erected with a crane. Distance and site access factor into the cost.

Costs that fall outside the structure

Even a complete metal structure proposal isn't the whole project. The cost of a warehouse ready to operate also includes:

  • earthwork and site preparation;
  • industrial flooring, which in logistics warehouses is often a large share of the investment;
  • electrical, plumbing and lighting installations;
  • fire suppression system, when required;
  • design and approvals with the city and the fire department.

Knowing this from the start avoids comparing the price of a structure with the price of a finished warehouse.

Is a metal structure more expensive than precast?

It depends on the span, the soil and the schedule. Up to about 25 meters of span, precast tends to compete. For large spans, weak soil or when the project will grow, steel tends to win. The full comparison shows when each one pays off more.

Can you build in stages?

Yes. A warehouse can start with one module and grow later, if the design already accounts for the expansion. This spreads the investment over time and avoids having to reinforce the structure afterward.

What doesn't work is building the first module without thinking about the second. Then the expansion may require reinforcing the columns, the foundation or the existing roof.

How to reach a reliable number

The path is the preliminary study. With the intended use of the warehouse, the area, the location and the height, engineering defines the structural system and reaches an investment range with a clear scope.

What helps speed up the estimate:

  • the approximate area and the shape of the site;
  • the city and state of the project;
  • what will happen inside the warehouse;
  • the height the operation needs;
  • drawings, site photos or even a sketch.

What the preliminary study delivers:

  • project feasibility and the recommended structural system;
  • the investment range, with the scope in writing;
  • the project stages, with a date for each;
  • what's still pending, such as a soil survey or architectural design.
